Dear Tom
& Wendy,
There are few real estate firms that represent home
buyers exclusively.
That’s why you will probably work with a buyer’s
agent whose firm also accepts listings and represents
sellers. However, if that agent shows you a property
listed by his or her real estate firm, that agent will
be acting as a “dual agent” with the approval
of both you and the seller.
Regardless of the type of real estate firm you work
with, ask for an agent who is an Accredited Buyers Agent
(ABR) if you wish to be represented exclusively. Any
licensed real estate agent or broker can represent you
as a buyer’s agent. But only an ABR has the training
and skills to look after your best interests.
Your friend,
Howard
