Dear Howard,

We bought our home about three months ago. But we just received a letter from our mortgage company stating we are in a flood plain and must carry flood insurance. We know for a fact that this is not the case. Shouldn't the mortgage company be responsible for correcting their error?

My first reaction to your letter was to politely ask the lender to recheck.

But after pawing it around a little, I decided it would be better for you to consult with your city or county officials to get official confirmation that your home is, in fact, outside the flood plain. Your homeowner's insurance agent can also assist you. If there's been some kind of change that's put you within a federally-designated flood plain, this is certainly something you need to know and act upon before hurricane season starts on June 1.

Most insurance companies have a 30-day waiting period from the day you buy flood insurance to the day it takes affect!
